CJAD Holdings Ltd is a family-owned company whose primary activity is property investment and management. Founded in 1982, CJAD’s inception was the result of the success of its operating company, Norco Products Ltd. In the late 70’s and 80’s, Norco emerged across Canada as a premier designer and manufacturer of bicycles and accessories distributed through the independent bike dealer. With profitability and the collective property background of our shareholders came the opportunity to own and build our own facilities.

CJAD owns and manages warehouse and light industrial properties in Greater Vancouver and the Fraser Valley. Our buildings are well maintained and located, benefitting from our acquisition mandate of always purchasing buildings with proximity to significant transportation routes, often on highways or with signed exposure. This helps our tenants gain the exposure they want to grow recognition for their company, their location, and drive business. Together with our sister property company under the Norco umbrella, Norco Management Incorporated (NMI), we manage over half a million square feet of light industrial space and have more than 50 tenants.

We market our vacancies through commercial brokerages and offer competitive lease packages in well-located, well-managed buildings. Our supplemental marketing efforts aim to engage prospective tenants and redirect these prospects to the listing agents. Bert Lewis started Norco Products in 1964 from the shell of a Vancouver-based bicycle manufacturer that could not make a go of it. The first home of the business was in the Clarke Drive industrial area of Vancouver. Some of Bert’s first road trips selling were in the company VW van which he drove to Vancouver Island, the Interior and Alberta. Norco celebrated 50 years in 2014!

CJAD’s investment in real estate is the legacy of Norco’s hard won success. We are also the beneficiaries of a great partnership between our family and the Zalkow brothers, Nate and Sam. As equal owner in the Norco (NMI) properties, the Zalkows provide us with ongoing market advice and insight. A couple of decades ago, Norco actually owned warehouses across Canada for their own use.  However, with better logistics we now operate out of two facilities – West and East – as efficiently as possible. The growth of Norco Bikes and Live to Play Sports has resulted in our building a new, larger facility in Toronto: this is a flagship building and beacon of our growth and optimism in Eastern markets like Quebec and Ontario.

More recently we have turned to retrofits and redevelopment in the Vancouver market as an opportunity to participate in the recreation of vital historic neighborhoods like Mount Pleasant and Chinatown. CJAD’s immediate projects are to expand its holdings into multifamily rentals and make strategic acquisitions.


Our new directions include the construction of purpose built rentals at 245 East Georgia Street. Designed by architectural firm, Gair Williamson Architecture, this infill project with a rooftop garden will have 40 modern studios over 8 residential floors, all on a narrow 25’ wide lot. CJAD has currently submitted for their development permit on another new sensitive infill project at 550 East Broadway. This design seeks to provide smaller scale commercial spaces and highly livable, luxe accommodation lacking in this up and coming neighborhood. As well as an amenity room, courtyard and rooftop deck, the building will encourage the use of bicycles by providing ample parking, a bike shower and work-shop area, and a dedicated fleet of e-bikes available to residents at no cost.

We have recently partnered with the award-winning construction management firm, Syncra, a leader in the competitive Vancouver market for institutional, mixed use, commercial, multi-family and unique project builds.
